Why this page exists
My wife and I have lived and worked in South Eugene for more than thirty years. Our family's ties to the neighborhood run through Edgewood Elementary, Spencer Butte Middle School, and South Eugene High School, along with soccer, track and field, basketball, and Kidsports. One of our children is grown, while the other is still in high school and active in sports, so the schools, fields, and routines of South Eugene remain part of our everyday life.
Vantage Point Risk is younger than that history. The agency opened in Eugene in January 2019 and moved to 2472 Willamette Street in June 2024. Our family has been part of South Eugene considerably longer than the business, but having both here matters to us.

Insuring a home in South Eugene
Reconstruction cost on an older house
Your dwelling limit should equal what a contractor would charge to rebuild the same house today. Older construction carries plaster, full-dimension framing and rooflines nobody would frame that way now, so the figure often lands above both the purchase price and the county assessment. A limit set at closing and raised a little each renewal has never actually been priced.
Electrical, plumbing, heating, roofs
Carriers ask about the panel and the wiring behind it, the supply plumbing, the heat source, and the age of the roof. Knob and tube wiring or a fuse box narrows the market before an underwriter reads anything else. Galvanized supply lines are a decline at some companies and a shrug at others. If you rewired or reroofed and never told your insurer, you are holding an eligibility argument and a discount at the same time.
Hillside, vegetation, wildfire and access
These are address questions rather than area questions. Carriers score them with their own models, so two houses a mile apart can come back differently on the same afternoon. Defensible space, roof and siding materials, whether a fire engine can turn around, and the distance to a responding station all move the result. Insuring a business in South Eugene
What a business owner's policy includes
A BOP bundles general liability, commercial property and business income into one contract. Property has to be written to what replacing your equipment, stock and tenant improvements would cost today. Business income pays rent and payroll while the doors are closed after a covered loss. Vehicles, payroll and professional work
A personal auto policy carries a business-use exclusion with more teeth than owners expect, and it applies the day a van goes out on a call. Oregon requires a subject employer to carry workers' compensation before the work starts, under ORS 656.017(1), and there is no headcount floor. Designers, bookkeepers, therapists, consultants and small IT shops also need professional liability, because general liability answers for injury and property damage and stops short of work that turned out wrong.
Leases and certificates
Your lease usually sets the floor. It names required limits, adds the landlord as an additional insured, and often asks for a waiver of subrogation. Send it over before you sign, so the certificate matches what you agreed to.
