Why non-renewals happen

Carriers non-renew for many reasons: catastrophe exposure in your area, claims history, the age or condition of the home, or a carrier pulling back from a region entirely. Often it is about the carrier's appetite, not just your household.

Whatever the reason, the clock matters. Placing replacement coverage before the current policy lapses avoids a gap that creates lender and protection problems.

California has its own notice rules on top of all this. A California residential non-renewal notice has to arrive at least 75 days before the policy expires and has to state the specific reason, and in some wildfire ZIP codes the non-renewal is blocked outright.
