Lessor’s Risk Only (LRO) for commercial property owners

NEXT writes a Lessor’s Risk Only program for owners who lease commercial space to tenants, bundled as a business owners policy (BOP) so general liability and property sit on one policy. It fits smaller, well-kept commercial buildings.

Size. Up to $3,000,000 total insured value and under 20,000 square feet per location, one to three floors, one policy per location.
Limits. General liability $1M per occurrence and $2M aggregate (with a $0 GL deductible), commercial property up to $3M (protection classes 1 to 8), umbrella up to $2M, cyber $25K, and an EPLI add-on. Property deductible from $1,000.
Preferred occupancies. Professional and medical offices, retail strip centers, restaurant-anchored buildings, personal services such as salons, and single or multi-tenant commercial buildings.
Generally not a fit. Residential or mixed-use property, vacant buildings or buildings under construction, more than three floors, FEMA high-risk flood zones, and tenant operations such as bars and nightclubs, auto service, or cannabis. Habitational is not currently available.

For an owner with a single commercial building or a small portfolio, this can be a fast, clean way to place lessor’s risk coverage. Larger, older, or harder-to-place buildings may fit a different market. See our guide to Lessor’s Risk Only insurance.
